About Sunshine
A company garden suburb was planned with lawns in it, and Sunshine's interwar streets still have front lawns to the footpath, nature strips and back yards laid out a century ago. The post-war streets around them are more regular. Both have been redeveloped in patches with units and townhouses sharing a driveway, and near the station and Sunshine Marketplace there are apartments with common lawns. The mix is why block sizes vary and why quotes do too.
The soil is the west's basalt clay - waterlogged in winter, hard in summer - and the grass is kikuyu and couch in the sun, buffalo where the old street trees shade. Kororoit Creek runs through with a trail along it, and the low streets beside it stay damp after rain. The station is a V/Line hub, and a lot of the suburb walks to it.
Sunshine is City of Brimbank, and the council's own words are that it relies on the goodwill and established community expectation that residents will mow, weed and maintain their nature strip and keep it free from hazards; a strip that blocks a footpath or a driver's sightline gets priority once it is reported. The food and garden organics bin, bright green lid, is opt-in at $103.30 a year for a 140 L and collected fortnightly; from July 2027 every household gets one, weekly.
