Lawn mowing in Albanvale

Albanvale was laid out in the late 1970s as part of St Albans, 3 km to the west of it, and only took its own name about 2000. Its primary school opened about 1980, the football club dates from 1978 and Brimbank's drive-in shopping centre opened on its edge in 1979.

Before you list: three things worth telling a mower about a Albanvale lawn

  • Brimbank Waters lawn? Date the turf. Under two summers, ask for the high cut.
  • If the back boundary is the creek reserve, say whether it is fenced. Long grass at an open edge is where a mower goes slow.
  • The trimming around beds and paths on a 1970s block can be half the visit. List what is there.

Albanvale lawn mowing questions

How much does lawn mowing cost in Albanvale?+

$100-$145 is the Albanvale guide for a lawn of 180 m². Mowers bid on your own lawn's traced area, so a front lawn with a strip sits under the guide and a full block with a long back yard sits over it.

Do I have to mow the nature strip in Albanvale?+

Yes. Brimbank's mowing program covers its own reserves and not the residential strip; the resident keeps the strip cut and free of hazards, and the council assesses the overgrown ones that get reported, hazards first. Tick the strip on the listing and the mower covers both.

Should the grass be kept short near Kororoit Creek?+

Yes, and say so when you list. Tiger and eastern brown snakes were once common in Albanvale and are now rarely seen; the newer wetlands have brought frogs instead. A block whose back fence opens to the creek reserve is worth a regular cut right to the boundary and a word to the mower about the open edge.

About Albanvale

The houses are late 1970s and the lawns with them, so the turf on most blocks has been down for the better part of fifty years. Grass that old has made its peace with the ground, whatever the ground is, and the useful thing to tell a mower is how it behaves now: where it goes bare under the clothesline, whether the front holds water, whether a tree next door drops on it. The exception is the recent estate development, with new wetlands that have brought frogs, the endangered growling grass frog among them. A Brimbank Waters lawn is worth dating in the listing; the estate is named in the histories, its year is not.

Kororoit Creek is the western boundary, with the Kororoit Creek Trail and a linear park along it. Station Road, Main Road West, Fairfax Circuit, Concord Circuit and the Brimbank Central Shopping Centre make up the rest of the edge; Kings Park is north and Deer Park south. Three public reserves and the Isabella Williams Memorial Reserve are the council's grass. Tiger and eastern brown snakes were once common along here and are now rarely seen, which is still reason to tell the mower if the back fence is open to the creek reserve and the grass has gone long.

Brimbank leaves the nature strip's grass to the household. The council owns the land and the tree, may inspect and work on the strip at any time, but does no routine mowing there; residents are relied on to keep it cut, weeded and clear. Granitic sand, rocks, sleepers, paving, synthetic turf and plants over 50 cm are not allowed on it. Garden and food waste has an opt-in bin with an annual charge, 140 L or 240 L, collected fortnightly in the recycling's off week; it becomes weekly and standard from 1 July 2027.
