About Manor Lakes
Manor Lakes is the Dennis Family Corporation's largest project, laid out stage by stage on land the company bought at Wyndham Vale in 1994, so the lawns here are almost all the same age as the estate. That shows street by street: turf that went down together struggles through its first summer together, thickens in its third year together, and gets the same weeds at the same time.
Underneath it is the same cracking clay as the rest of Wyndham, laid over with instant turf. That makes height the thing to watch: 60 to 70 millimetres through summer while the roots are still shallow, a deep soak rather than a nightly sprinkle, and no scalping in February. The lake in the middle of the estate was landscaped again in 2014.
Manor Lakes Central, the shopping centre, is at 455 Ballan Road, and the schools are Manor Lakes P-12 College, opened in 2009, and the Iramoo, Riverbend and Ngarri primaries. The council is Wyndham City: the resident keeps the grass on the nature strip under 30 cm under its local law, the council mows only hazards, and a street tree on the strip is the council's to look after.
