Away from the towers, Box Hill is post-war brick and weatherboard on regular blocks: a front lawn, a nature strip, a side driveway and a back yard. Many have been redeveloped into townhouses or apartments, so the lawns that remain are either an original full block or a courtyard, with not much in between. Closer to Box Hill Central it is apartments with common lawns managed by the body corporate.

The soil is the east's loam and the streets are gently rolling toward Bushy Creek. Couch and kikuyu on the sunny blocks; buffalo where the old trees shade. Box Hill Gardens and Surrey Park are the open spaces. The station, the 109 tram and the hospital keep the suburb busy - a Suburban Rail Loop station is due in 2035 - and parking near the centre is the hardest part of a mower's day here.
