Before you list: three things worth telling a mower about a Capel Sound lawn

  • Older listings and maps may still say Rosebud West. Use Capel Sound and the nearest cross street off Point Nepean Road.
  • Near Truemans Road or the swamp edge, say whether the low corner of the lawn holds water after rain.
  • Opted into the Shire's $178 green bin? Say so. If not, the clippings can be mulched back in.

Capel Sound lawn mowing questions

How much does lawn mowing cost in Capel Sound?+

Capel Sound comes out at $100-$145 per mow for a 180 m² lawn in our model. The bid is made on the aerial measurement of your own lawn, so two lots on the same street can land on different figures.

Is the green bin included in Capel Sound?+

No. Mornington Peninsula Shire's 240 L green-lid food and green waste bin is opt-in at $178 a year in 2025-26, offered in the urban area only, emptied fortnightly alternating with recycling, 70 kg limit. If you have not taken one, ask for the clippings mulched in or removed.

Is Capel Sound wet underfoot?+

Part of it can be. The Tootgarook Swamp, 381 hectares of shallow freshwater marsh that depends on groundwater, sits in the suburb, and a large portion of it is zoned residential and industrial. Whether your own lawn is on that ground, only you know: if it holds water after rain, say so on your listing.

About Capel Sound

The suburb faces Port Phillip between Rosebud and Tootgarook and came about from ribbon development along Point Nepean Road, particularly in the late 1940s; Broadbent's 1949 guide advertised a store, a milk bar and the Leisureland flats and bungalows with tennis courts and a ballroom. The 1950s put the community hospital and Rosebud high school here, later a nursing home and hostel. The 1950s-60s subdivision of Rosebud had overlooked open space, so reserves were set aside in Rosebud West instead. The Truemans Road reserve, with a remnant wetland, is the largest of four; the model-aeroplane area next to it was the shire tip. Population went from 158 in 1947 to 4,212 in 2001 and 5,246 in 2021.

The landmark is the Tootgarook Swamp, 381 hectares, the largest shallow freshwater marsh left in the Port Phillip bay region and a groundwater-dependent ecosystem. A large portion of it is zoned residential and industrial, with roughly half the actual swamp inside the green wedge and half within the urban growth boundary. Whether your lawn sits on ground that stays wet is a question for the listing. Along the bay there is a foreshore reserve and beach, a caravan park and a public hall; Eastbourne primary school and a TAFE are here too.

Capel Sound is Mornington Peninsula Shire. Nature strips are the homeowner's or tenant's to mow, edge, weed and clear of litter, with a permit needed before any landscaping or tree removal, since the Shire keeps the street trees it plants and nothing else. Its 240 L green-lid bin for food and green waste is opt-in at $178 a year (2025-26) in the urban area only, collected fortnightly on the week the recycling is not, 70 kg limit. The shopping strip runs along Point Nepean Road.
