Lawn mowing in Armadale

The South Yarra to Oakleigh railway of 1879 gave Armadale a station, and a shopping centre grew around it with residential subdivisions close by. The name is from Armadale House, the Italianate mansion built on Kooyong Road in 1876 for James Munro, later Premier.

Before you list: three things worth telling a mower about a Armadale lawn

  • If the lawn fronts a block of flats, say whether the body corporate is paying and who approves the quote.
  • Stonnington's 30 cm limit applies to the nature strip too. Tick it on the listing if it is getting away from you.
  • Give the side path width on a semi; a standard mower needs 70 cm of it.

Armadale lawn mowing questions

How much does lawn mowing cost in Armadale?+

Armadale's model figure, for 180 m² of lawn, lands at $115-$160. The bid comes off your block's measured area, and a semi or a flat block with far less than 180 m² of grass prices below the figure.

How tall can the grass get on my nature strip in Armadale?+

Under 30 cm. Stonnington's General Local Law 2018 treats the strip as land the owner and occupier must keep from turning unsightly, and 30 cm is the line for grass, alive or dead. The council owns the land and residents maintain it, so the mowing is yours; the street tree is the council's.

Can a block of flats list its front lawn in Armadale?+

Yes. Flats were 41% of Armadale's dwellings in 2011 and a shared front lawn is a listing like any other; the aerial measures the grass, whoever owns it. Put down who is paying and whether the bin is shared, since Stonnington's fortnightly FOGO bin is sized for a standalone home at 120 L.

About Armadale

The suburb sits between Glenferrie Road, Orrong Road, Malvern Road and Dandenong Road, 2.2 km² at about 47 m. Subdivision followed the station. The state school opened in 1884, with its Gothic Revival building on Densham Road going up between 1886 and 1889, the High Street post office opened on 2 October 1884, and trams reached High Street in 1910, Malvern Road in 1915 and Dandenong and Wattletree Roads in 1928. By 2011 detached houses were 33.8% of the dwellings, semi-detached 24.5% and flats 41.0%, so the lawns are a mix of house lots, semis with one side path and the shared front lawn of a flat block.

Toorak Park, Victory Square Reserve, Armadale Reserve and Union Street Gardens are the open ground. High Street carries the shops, with more on Glenferrie Road, and Armadale and Toorak stations serve the two ends. Lauriston opened in 1907. Describe your own lawn, whether a wet week leaves it soft, whether the front is shaded by a street tree, and how the mower gets from the footpath to the back. On a semi, that last question decides the machine.

Armadale is City of Stonnington, whose General Local Law 2018 names the nature strip as land its owner and occupier keep from turning unsightly, with the grass, alive or dead, held under 30 cm. Council land, resident upkeep; planting it needs a permit, and the council does the tree planting and pruning. Stonnington's green-lid FOGO bin, at 120 L and $89 a year for a standalone house, is collected fortnightly, alternating with recycling, while garbage goes weekly. A fortnightly bin fills fast in October, so say if the clippings should leave with the mower.
